Probably the easiest way to make money in hardwoods is to own trees on someone else's plantation. Here's how it works to own trees when you don't own the land: For a one-time fee, you purchase trees that growers plant for you on their property with a promise of taking care of them for the next 25 years. Periodically, they will have to harvest some of the trees to make room for the rest to grow. These thinnings have value, and you receive it. There is also usually a fairly low percentage that the grower receives at the end from the net proceeds. This encourages the grower to take very good care of the trees for the sake of their percentage of the net sale.

Most of the profit does come to you on the trees, and since your trees are being grown by professionals who are always present, your trees are well cared for. The average cycle time for growing trees is between 20 to 25 years. This is a long time to have to watch anything!

The quality of the investment is determined by the qualifications of those who grow the trees. If the trees are neglected or not grown on good soil, your investment will suffer. This of course is true if you invested in the stock market or almost any other kind of investment where you are not the owner.
